Seaforth overlooks Middle Harbour near the Spit, and many of its homes are large, multi-level houses built to make the most of the view. Big homes on steep blocks ask more of a hot water system than a small cottage does. Beaches Hot Water is a free referral service. We connect you with licensed hot water plumbers who cover Seaforth. We are not a plumbing business ourselves, and you pay nothing for the introduction.
The long pipe run problem
In a house spread over three or four levels, the bathroom furthest from the hot water system can be a long way down the pipe. You run the tap and wait. That waiting is water and energy going down the drain. When the system is due for replacement, it is a good time to ask whether it is in the right place, whether the house would be better served by two units, or whether a different type fits the way you use hot water.
Sizing is the other common issue. A bigger household in a bigger house can outrun a small tank or a single continuous flow unit. Tell the plumber how many bathrooms you have and how many people shower in the morning.
Steep blocks and newer apartments
Like a lot of the harbour side of the Northern Beaches, plenty of Seaforth blocks fall away from the street, so the system may sit several levels down or at the end of a narrow side path. Photos help the plumber plan the carry and price it properly.
Along the main road there are newer apartment buildings, where hot water may be individual compact units or centralised plant. If you live in one, check with strata whether the system belongs to your lot or the building before you book anything.
Costs as a guide
Repairs run roughly $150 to $600 depending on the part. Like-for-like electric storage swaps run from around $800 to $2,500 installed, and gas storage and continuous flow around $1,200 to $3,500. A heat pump costs around $3,000 to $6,000 installed before incentives, and federal STCs and the NSW Energy Savings Scheme can cut thousands off, with the installer quoting the net figure. Mains gas availability varies street by street. Larger and harder-to-reach jobs cost more. The cost guide has the detail.
Frequently asked questions
Should a big Seaforth house have more than one hot water system?
Sometimes. If bathrooms are at opposite ends or on very different levels, a second unit closer to them can cut waiting time. A licensed plumber can weigh it up on site.
How long does a continuous flow system last?
Continuous flow units commonly last 15 to 20 years. Storage tanks typically last 8 to 12 years.
