North Manly is flat and fairly low-lying, spread around Manly Lagoon and the playing fields. Its homes are mostly older brick houses and townhouses, and many of them run hot water systems that have been in service for a long time. Beaches Hot Water is a free referral service: we connect you with licensed hot water plumbers who cover North Manly. We are not plumbers, and we never charge you for the connection.
Think about where the system sits
On low-lying ground near a lagoon, it is worth giving some thought to placement when a tank or heat pump is replaced. A unit mounted on a raised slab or plinth is better protected if water ever pools after heavy rain. We cannot tell you whether your street is affected, so check your property's flood information with council and ask your plumber about sensible placement for your site.
The upside of flat streets is access. Compared with the steep blocks elsewhere on the Northern Beaches, getting a tank in and out of a North Manly house is often straightforward, and that can help keep the labour side of a quote down.
Older brick homes and townhouses
Many brick homes here still use an electric storage tank in the garage, laundry or outside on a slab. Once those tanks pass the typical 8 to 12 year lifespan, failures become more likely: a leak at the base, rusty water, or a relief valve that drips non-stop. A new tank is also a good moment to have the tempering valve checked or upgraded.
In townhouse complexes, the system might belong to your lot or might be shared. If it is on common property, strata usually needs to approve the work.
Prices as a guide
Repairs: roughly $150 to $600 depending on the part. Electric storage like-for-like: from around $800 to $2,500 installed. Gas storage and continuous flow: around $1,200 to $3,500 installed, with mains gas availability varying street by street. Heat pumps: around $3,000 to $6,000 installed before incentives, with federal STCs and the NSW Energy Savings Scheme able to cut thousands off. See hot water replacement and the cost guide. The plumber's quote is the price that counts.
Same-day replacement is often possible for common sizes when you get in touch in the morning.
Frequently asked questions
Should my new hot water system be raised off the ground?
On low-lying blocks it is worth discussing. A raised slab or plinth costs little extra and keeps the unit clear of pooling water. Your plumber can advise for your site.
My tank is leaking. Can it be fixed?
A leaking cylinder cannot be repaired. Turn off the power or gas to the unit and the cold water supply, then arrange a replacement. See no hot water for first steps.
Can a heat pump go on a townhouse?
Often, if there is a suitable outdoor spot with airflow and strata agrees where needed. Noise towards neighbours is worth thinking about too.
